Around 45 minutes for a typical 3- or 4-bed house. We walk every door and window, check the cylinders, look at the strike plates and the hinges, and have a quick look at any outbuildings.

What does the report look like?

Plain English, with photos of any issues. We rank everything by priority — "sort tonight" / "sort this month" / "nice to have" — and put a price next to each item.

Are you trying to sell me hardware?
